in first-lien position, at conservative loan-to-value. We lend across asset classes - land,
residential, commercial - wherever the deal makes sense and the structure protects the capital.
We work directly with a small group of capital partners on a deal-by-deal basis.
No fund. No blind pool. Every transaction is reviewed and committed to on its own merits,
with full visibility into the borrower, the asset, and the structure before any capital is deployed.

01 — UNDERWRITING
Every loan is secured in first-lien position by Texas real estate. We underwrite each transaction with independent third-party appraisal, title review, and market analysis, and we hold leverage at or below 65% loan-to-value. The asset is the first line of protection.
02 — PARTNERSHIP
We are not a fund. We don't pool capital. Each transaction is presented to our partners with the full deal package - borrower profile, collateral, structure, and exit - before any commitment is made. The partner group on each deal is intentionally small, so positions are meaningful and relationships remain direct.
03 — DISTRIBUTIONS
Distributions are paid on a defined monthly schedule throughout the term. Capital and earned return are paid at maturity. Contractual income, no performance dependency.

hands-on real estate investing backgrounds, and direct relationships with private capital.
Buck Shapiro | Partner
A third-generation Austonian and longtime real estate investor and lender. Buck holds a B.A. in Economics from the University of Texas at Austin and a J.D. from St. Mary's University School of Law. Over more than two decades in Texas real estate, he has worked across commercial and SBA lending, real estate transactions, and private equity lending - and has bought and sold real estate as an investor in his own right.
Buck lives in Austin with his wife Stacy and their three children.
Tom Chappell | Partner
Tom brings a background in architecture and high-end real estate, including time with Restoration Hardware's Gallery Development division and years across San Francisco's residential and commercial markets. An active investor across real estate and early-stage companies, Tom leads the firm's capital relationships and partner development. Tom lives in Austin with his wife Kim and their three children.
